Phase II at Austin Ranch broke the mold of the traditional garden apartment community. Following through on the intentions set out in the Peter Calthorpe masterplan, Phase II was planned with the concepts of New Urbanism. The buildings were arranged and designed focusing on the exterior spaces they framed and the urban role they played.The streets, courtyards and pedestrian passages were carefully established through the building architecture and placement. The goal of the overall design was to create a neighborhood - not a project - within the constraints of typical garden apartment construction and economics.

Austin Ranch Phase II, along with PhaseIII, received the 2005 NAHB Pillars of theIndustry Award for the nation’s BestGarden Rental Apartment Community.
